TERMS AND CONDITIONS

Please read these Terms and Conditions, Frequently Asked Questions carefully. When you make a booking with White's Beach Estate, you accept on behalf of yourself and your party the terms of these booking conditions. It is your responsibility to ensure that all of the details on your confirmation documents are correct and to bring to our attention any errors or discrepancies within 48 hours of your booking.

Guests accept and are held fully responsible for their visitors and children’s actions which may result in injury, harm or death when staying or visiting the property and its surroundings. Any breach of these terms and conditions may result in immediate eviction with no refund or cancellation of your booking.

The agreement is solely with the person or persons the booking name and payment is made in and White's Beach Estate (WBE).

Check-In & Check-Out

  • Check-in: 3:00pm

  • Check-out: 10:00am

Late check-outs or early arrivals are subject to approval by management and must be requested in writing at the time of booking.

  • Additional fees apply for late check-outs

  • Approval is only confirmed 24 hours prior to arrival/departure

  • The only guaranteed way to access early arrival or late departure is to book an additional night

Property Use

White’s Beach Estate is strictly for residential accommodation, approved weddings, and authorised events only.

  • Occupancy is limited to approved guest numbers

  • Unauthorised gatherings or functions are strictly prohibited

  • Any breach may result in eviction without refund and a minimum $10,000 fee

Payment Policy

  • Full payment is required at the time of booking unless otherwise agreed

  • All rates are in AUD and subject to change

  • Minimum stays may apply during peak periods

  • Late payments may result in cancellation

Security Bond

A credit card pre-authorisation or security bond may be required.

Charges may apply for:

  • Damage or breakages

  • Excess cleaning

  • Missing items

  • Policy breaches

  • Unauthorised guests or events

If no credit card is provided, a $5,000 cash bond may be required and refunded within 14 days after inspection.

Rates & Accommodation

  • All rates are per property, per night and include taxes

  • Accommodation includes lodging only unless otherwise specified

  • Rates are subject to change without notice and availability

Guest Responsibilities

The primary guest is responsible for:

  • All visitors and children

  • Behaviour and compliance with these Terms

  • Any damage, loss, or injury caused during the stay or event

Guests must ensure visitors comply with all rules.

Visitor & Guest Lists

For safety and compliance, a full guest list must be submitted at least 48 hours prior to arrival.

  • All visitors must be pre-approved in writing

  • No overnight visitors without written approval

  • Emergency contact lists may be used if required

Failure to comply may result in penalties.

Gatherings, Weddings & Events

All events require prior written approval.

  • Events are subject to additional terms and fees

  • Unapproved events incur a minimum $10,000 fee

  • Guest limits and event restrictions apply per booking agreement

Event Conditions (Weddings & Functions)

  • Events may host up to approved capacity limits

  • All Events including over 50 guests must be pre-approved

  • Start time: no earlier than 12:00pm

  • Finish time: midnight (unless otherwise approved)

  • All external guests must depart by the agreed finish time

Prohibited:

  • Fireworks

  • Sky lanterns

  • Helicopters

  • Non-approved confetti

  • High-impact or unsafe activities

Vendors & Suppliers

All vendors must:

  • Be approved by WBE

  • Hold valid public liability insurance

  • Follow all site access and safety requirements

WBE may refuse entry to any non-compliant supplier.

Noise & Behaviour

  • Music must be reduced by 10:00pm or earlier if directed

  • Noise must comply with council regulations

  • Excessive noise or antisocial behaviour may result in eviction without refund

Smoking, Vaping & Pets

  • Strict no smoking or vaping indoors or across the property

  • Evidence of smoking incurs a minimum $2,000 cleaning fee

  • Pets are strictly prohibited unless approved in writing

Security Cameras

Security cameras operate in external areas only for safety and security.

Cleaning & Damage

Guests must leave the property clean and tidy.

Additional charges may apply for:

  • Excess rubbish

  • Dirty BBQs or kitchens

  • Stains or damage

  • Broken glass

  • Unauthorised alterations

All damage must be reported immediately upon arrival or occurrence.

Property Safety & Hazards

Irrigation Systems

Automated irrigation may operate at any time. Guests are responsible for protecting belongings.

Glass Restrictions

No glass is permitted in beach or coastal areas.

Furniture & Equipment

Furniture must not be moved or altered without approval.

Children

Children are welcome but must be supervised at all times.

Parents/guardians are fully responsible for:

  • Safety

  • Behaviour

  • Supervision in all areas including water, beach, and outdoor spaces

WBE accepts no liability for incidents involving children.

Beach, Water & Swimming Safety

Swim at Your Own Risk

No lifeguards are on duty. All water activities are undertaken at your own risk.

Hazards Include:

  • Strong currents and rips

  • Waves and surf conditions

  • Slippery surfaces

  • Marine life

  • Submerged objects

Safety Rules:

  • No swimming under the influence of alcohol or drugs

  • Glass is strictly prohibited on the beach

  • Appropriate footwear is recommended

  • Equipment use is at your own risk

Guests acknowledge full responsibility for assessing conditions.

Fireplaces & Fire Pits

  • Use is restricted to adults 18+

  • Fires must be fully extinguished before leaving or sleeping

  • Guests are responsible for any damage caused

  • Fire restrictions apply during fire danger periods

Fire Ban & Weather Conditions

WBE complies with all South Australian fire danger and total fire ban regulations.

Activities may be restricted or cancelled due to:

  • Fire risk

  • Extreme weather

  • Safety concerns

Parking & Vehicle Access

  • Parking only in designated areas

  • No obstruction of access points or emergency routes

  • Unauthorised vehicles may be removed at owner’s expense

Security & Personal Belongings

WBE is not responsible for loss, theft, or damage to personal belongings.

Guests are responsible for securing valuables.

Locking Up & Keys

  • Guests must secure the property when leaving

  • Keys must be returned to the designated lockbox

  • Losses due to failure to secure property may be charged

Liability & Indemnity

Guests agree to indemnify White’s Beach Estate, its owners, employees, and agents against all claims, losses, damages, or liabilities arising from:

  • Stay or event attendance

  • Visitor actions

  • Use of the property or facilities

  • Beach and water activities

WBE accepts no liability for injury, loss, or death except where required by law.

Force Majeure (cancellation / control)

WBE is not liable for disruption caused by events outside its control including:

  • Natural disasters

  • Fire

  • Extreme weather

  • Power failure

  • Government restrictions

  • Supplier failure

Refunds are not guaranteed in these circumstances.

Right to Refuse Service

WBE reserves the right to refuse entry or terminate any booking or event for:

  • Unsafe behaviour

  • Illegal activity

  • Excessive intoxication

  • Violence or harassment

  • Property damage

  • Breach of rules

No refunds will be issued.

Complaints & Contact

All issues must be reported immediately during your stay.

Written complaints must be submitted within 14 days of departure:
